This English-language version is the authoritative text of these Terms of Use. A Chinese translation is provided for convenience only; in the event of any conflict or inconsistency, the English version shall prevail.

These Terms of Use ("Terms") govern your access to and use of this website (the "Site"). By accessing or using the Site, you agree to be bound by these Terms. If you do not agree, please do not use the Site.

1. About this website

This Site is operated by Philip Tam, a Chartered Surveyor acting as a sole trader in private practice (the "Practice", "we", "us"). The Practice is based in the United Kingdom and provides consultancy services in relation to property in Hong Kong's New Territories.

It does not constitute, and should not be relied upon as, professional, legal, valuation, or investment advice specific to your circumstances. Nothing on this Site constitutes a formal engagement or instruction of the Practice, nor an undertaking to act, under the professional conduct rules of the Royal Institution of Chartered Surveyors (RICS) or the Hong Kong Institute of Surveyors (HKIS). A professional engagement arises only once terms of engagement have been agreed in writing.

3. No client relationship

Browsing this Site, submitting the enquiry form, or contacting the Practice by email does not, by itself, create a client, contractual, or fiduciary relationship. No duty of care is owed to any person on the basis of this Site alone.
